Способ, используемый для оценки бизнеса, инвестиционного девелопмента (см. Оценка инвестиционных проектов) и многих других коммерческих целей (по МСО). Эта техника финансового моделирования основана на явных допущениях, касающихся перспективного дохода от бизнеса или имущества. Используемый как приемлемый инструмент в рамках доходного подхода к оценке, анализ ДДП подразумевает проектирование серии периодических денежных потоков или в бизнес, или в имущество. К этому проектируемому ряду денежных потоков применяется определенная по рыночным данным ставка дисконтирования для установления показателя чистой приведенной (текущей) стоимости потока дохода (ЧПС — NPV) путем дисконтирования каждого транша дохода (или статьи затрат) за период инвестиции, либо путем анализа статей денежного потока, — для установления внутренней нормы доходности (IRR) при данной цене покупки и других допущениях, выведенных из данных рынка.

Метод оценки инвестиционных проектов путем сопоставления будущего дохода от них и настоящих и будущих расходов по ним с соответствующими текущими показателями. В текущих показателях учитывается тот факт, что будущие поступления стоят меньше, чем текущие, так как на текущие поступления может быть получен доход в виде процента; в то же время будущие расходы менее обременительны по сравнению с расходами текущими, так как на деньги, зарезервированные для будущих платежей, можно получать процент. Соответственно, будущие поступления и платежи приводятся к их настоящей оценке путем учета дисконтирующих факторов (discount factors) и принимая во внимание величину дохода в виде процента за соответствующее количество лет, которые должны пройти до времени платежа или поступления.
